What You Should Expect In The Application Process For An Apartment Rental

Posted on

For anyone who is new to the apartment-rental process, knowing what to expect with the application process might be difficult, primarily because people learn from experience. If you are new to this but are ready to make this move, here is what you should expect as you prepare to begin going through the application process to rent an apartment.

It begins with filling out an application

There are few apartments available to rent that do not require an application process, which means that you will likely have to work through the process before you can get approved. The first step will be the process of filling out a rental application. This form will ask a lot of questions about you, your job, your credit, and your income. You must fill it out and submit it to the landlord.

It may require signing consent forms

Along with the application, there will also likely be some consent forms you must sign. One will be to look up your criminal history, and others might include a form to verify your employment and one to verify your credit.

It typically requires paying a non-refundable fee

Additionally, you might be asked to pay a small fee with your application. This fee shows you are generally interested and serious about renting the unit, and it is non-refundable; however, many landlords will apply the fee to the first month's rent if they approve an application. For example, if the fee is $75 and the first month's rent is $700, you would only have to pay $625 for your first rental payment if you are approved and decide to take the unit.

You might be asked for certain documents

You should know, too, that when you fill out the application, you should supply the landlord with additional documentation if you feel it would be helpful. For example, you could hand over a copy of your last tax return or a form that lists the names and phone numbers of previous landlords you rented from. Giving these types of documents with the application can make the process easier and faster for you and the landlord.

You will have to wait to hear back

After you submit all the necessary documents and pay any necessary fees, the landlord will process your application. Once completed, the landlord will reply back to you letting you know whether you are approved or not. To begin the process, contact a property management firm.
