Search Through a Realtor

Most homes are listed through online websites with a sign in the yard and posted to the Multiple Listing Service (MLS), which makes them easy for a buyer to find and shop. However, luxury homes are in a category that is a bit different from cookie-cutter homes in subdivisions and the seller can be more private. 

Because there is a potential for their home to get attention for those who may not be interested in buying but just curious about checking out the interior, a seller of a luxury home is going to sell it through word of mouth with their agent. Their sales agent is experienced in selling their home as a pocket listing and will spread the word through buyers agents who have clientele in the market for a luxury home. This process enables them to protect the seller's privacy but still attract the sales attention it needs to find the right buyer. So if you are looking to buy a luxury home, be sure that you contact a buyers agent who specializes in luxury home real estate.

Don't Forget Due Diligence

Just because you are buying a home that is listed privately and shown by privately arranged tours, does not mean you should forgo any of the traditional due diligence with purchasing a home. With a home purchase, you should always do thorough checks about the property, the title, and the systems in the home to make sure you find everything well before you sign for the purchase. 

Make sure you arrange for title insurance when you close on the home. Title insurance is going to back you up in the event that any title defects come to light in the future, such as an unknown heir to the property when the owner passed away or a lien against the property that was not known about before the sale. 

You should also arrange for a home inspection to verify the condition of the home you are buying. A home inspector can thoroughly check through the home's components, such as the HVAC, plumbing, roof, foundation structure, and for termite damage if the home is in a termite area. Then, if the home has a pool, hot tub, sauna, septic system, or any other extra components, you can arrange for these to be similarly inspected by your home inspector or one who is trained in that specific area.
