It's not the same as buying a home, since it needs to be accessible by employees and customers, as well as functional for your business to thrive. Assess The Infrastructure

You're not just renting floor space to set up desks and offices, you are also renting the infrastructure of the building as well. For example, take a look at what kind of HVAC system the office has and if it is going to be sufficient for your needs. Are there electrical outlets in the places that you need them to be? Is there a conduit to run data cables to the right areas? These may all be infrastructure items that you need to get up and running.

If the office doesn't have the right infrastructure in place, ask about what modifications they are willing to make to the space before you start your lease. It is normal for businesses to make modifications so that the space works for them, but it is then common for modifications to become a permanent part of the space when they're finished.
